LEARN MORE ABOUT SELLING
Explore The Home Selling Process
Discover the art of selling your home with our comprehensive guide. The process begins with a thorough assessment of your home’s condition and value potential, determining an asking price strategy, and preparing your home for the market. We’ll ensure your property shines with professional photography, floor plan schematic, video, and staging if needed. Our expertise in handling offers and negotiations will achieve the highest possible sale outcome.
Evaluating Your Home
The first step to selling your home is to evaluate the home’s condition. It will be important to address any cosmetic or functional problems and discuss potential improvements that may bring additional value to your sale. We will discuss the findings and available options to help ensure your property is in the best condition possible for attracting qualified buyers.
Choosing An Asking Price
There are many important factors to consider in determining a competitive list price for your home such as location, condition, age, supply and demand, and local market conditions. It will also be valuable to conduct a Comparative Market Analysis (CMA) of similar properties that have sold recently in your area. Understanding what the market will pay is a critical part of achieving a truly successful sale, and all of these factors will help guide your decision to establish an exacting list price.
Getting Market Ready
Preparing your property to sell can make a big difference in what a buyer is willing to pay. Depending on the condition of the home, there are three key considerations: maintenance and repairs, renovations and upgrades, and staging. Getting market-ready may include a variety of tasks, from reducing clutter and fixing maintenance concerns to updating paint colors. It may also be advantageous to have the home professionally staged. Our team has a host of great companies to select. The focus of this process is to prepare your property to create a memorable impression and invite the strongest offers possible.
Listing Your Home
When the home is ready for market, we will have professional photography taken, floor plans made, as well as a property video. Then, depending on the sale strategy, your home will be listed on the local market and key markets nationally and internationally if appropriate.
Open Market
Volume in numbers brings great opportunities. Listing your property to the full complement of brokers, and the public, this particular campaign provides exposure to every level of markets and full demographics.
Private Exclusive
For those sellers who are more discerning about their home’s sale or are looking to test the market, the option to list your home as a private exclusive may be available. Keep it in the Compass family.
Home Showings
Once your home has been listed, property showings will begin by appointment. It is also recommended and advantageous to hold open houses. Typically, the homeowner is not present for showings, but you will be notified before any appointments, and showings can be scheduled during specific times to avoid inconvenience. This creates an inviting and welcoming atmosphere for buyers touring the home and allows potential buyers to ask questions or express certain concerns.
Receiving Offers
An offer, or multiple offers, will be made by a buyer(s), which you may accept or reject. If a counter is made, we will entertain a period of negotiation until all parties reach an agreement, or you choose to reject the latest counter. Negotiations can involve many factors, including settling on a price, concessions, and financing. Once all parties reach an agreement, you will officially go to contract.
Appraisal & Inspection
Once an agreement is reached, the buyer will order a bank appraisal (if financing) to evaluate the condition of the home. Depending on the results of these reports, we may enter another round of negotiations until an agreement is reached by all parties.
Closing
Closing day! The buyer’s lender (if financing) will provide final confirmation that they are approved to close, and you will sign the paperwork required to complete the sale. This process typically takes an hour or two. Once the paperwork is fully executed by all parties and the title has been transferred, your property will officially be SOLD!
